Sage Hill in the Northwest quadrant of Calgary is a vibrant, young community with lots of walking paths and easy accessibility to country roads for some excellent cardio activities such as running or road biking. Many of the young families that live in the community love their homes and the community but wish for more easily accessible shopping. Well, in 2016, many of the residents of Sage Hill will be able to enjoy the new shopping complex that is beginning built off of Shaganappi Trail at Spring Valley Parkway. If you are purchasing a home over $500,000 then you will need a larger down payment then in the past. Now, the purchaser will require the minimum 5% down on the first $500,000 of the home purchase and will require 10% down on the remaining amount of the home. For example if you were to purchase a $750,000 home your minimum down payment would now be $50,000; wherein the past, the down payment would of been $37,500.rnrnIf you are purchasing a home under $500,000 than you are unaffected by these changes. From my experience and looking at the latest CREB real estate statistics, the Calgary real estate market is steadily becoming a seller’s market. We’ve seen strong sales growth and increases in the average price of a Calgary home. For the month of February, the average price of a home increased by 5.28%, year-over-year. The number of sales in the city saw an even better number, with an increase of 10.71%, year-over-year. But, the inventory numbers are the ones that tell the story. Currently, there is 18.80% less homes for sale (active listings) then there was at the same time last year. Buyer’s have a lot less homes to choose from and they have a lot less time to snap them up when they do decide to put an offer down on a home that they’re interested in buying.

I haven’t experienced this type of market since the anomalous growth in the period around 2006/2007. My listings are consistently selling for 2-3% above list price and with multiple offers. If you’re thinking of selling your home, in and around the Calgary area, there has rarely been a better time to sell.

CMHCrnrnThe Canada Mortgage and Housing Corportation and Genworth, the entities responsible for insuring most Canadian mortgages, raised their mortgage premiums last week by an average of 15%. This change only affects new mortgages so if you already have a mortgage it will not affect you. And, if you’re putting a 20%, or more down payment on a house (a conventional mortgage) this change won’t affect you either, as your mortgage is not insured. This is the first time CMHC has raised its insurance premiums since the 1990′s and the incremental change is not expected to affect the housing market, in Canada.rnrnIn realistic terms, most new mortgage holders will see about a $5/month rise in there mortgage costs. And, if a buyer was to purchase a home for $250,000, with a 5% down payment, the cost to insure would be $1000 more.rnrnIt is the law in Canada that all mortgages that borrow more than 80% of the purchase price must be insured. So, if a buyer puts less than 20% down of the purchase price of a home, it must be insured for that buyer to receive a mortgage. This insurance protects the lender against a default.

And, while communities sprout up at a rapid pace, the Government of Alberta and the Calgary School Boards are hard pressed to keep pace with new education infrastructure projects. Today, however, it was announced that Calgary is getting some much needed education investment, in the form of 10 new schools. As part of a 2.4 billion dollar, province-wide education initiative, Premier Redford has made a commitment to building schools in the following Calgary suburbs.rn

Calgary Real Estate Prices 2013rnrn2013 was a solid year for Calgary real estate sales and house prices. In 2013 the average home price saw an increase of 7.87% and the CREB 2014 forecast (that was put out in the middle of January) calls for more moderate growth; 3.68% in the average home price in Calgary in 2014. CREB cited the energy sector as the primary motivator for growth in the Calgary housing market and it is the reason cited for future growth as well.rnrnSummary of some of the CREB Forecast results:rn

renters-insurancernrnIt was announced on Tuesday that the Calgary Real Estate Board would now allow listings of rental properties on the MLS system. A landlord with a property to rent, can now approach a Realtor, to list their property on the MLS system and the property would then gain important exposure to potential renters, on Realtor.ca.rnrnBeyond the exposure that the property would receive, Realtors also have good second-hand knowledge about the Calgary rental market. A Realtor would be able to offer important advise about pricing and logistics that new landlords may not be aware of, in Calgary real estate rental market.rnrnThe system is new and there are some bugs to be worked out but this is a service I would offer my clients for free (until April 25th, 2014), as a part of my overall real estate services.
